General Services

  • Represent the Client in front of all project stakeholders
  • Develop, together with the Client, the project brief
  • Coordinate and manage all project stakeholders to ensure a timely and professional project development
  • Manage the brand’s Technical Services Agreement (TSA) implementation process
  • Act as the liaison between the Brand’s different technical departments (life safety, risk management, systems, operations, F&B, etc.) and the project team

1. Selection of the team of consultants for the project

  • Shortlisting & pre-qualification of candidate firms
  • Definition of the scope of services for each consultant
  • Bidding and awarding recommendation for all consultants required by the project

2. Design Management

  • Establish design phase schedule with milestones and deliverables, aimed at complying with brand standards
  • Coordination of all design consultants during design phase
  • Ensure approval from Hotel Brand/Operator of design package prior to the submission of any documentation to the Municipality
  • Act as the liaison between the Brand’s different technical departments (life safety, risk management, systems, operations, F&B, etc.) and the project team
  • Manage the development process of the Mock up Room (design, construction, fit out)

3. Construction bidding and awarding

  • Establish together with the owner the right construction contracting strategy (turn key GC, separate packages, etc.)
  • Support the Client’s legal department in the drafting, review and negotiation of construction contracts
  • Supervise and review the establishment of the cost management plan for the construction activity – to be developed by the construction management-

4. During construction

  • Be the liaison between the client and the brand/operator´s Technical team during the construction phase
  • Manage the TSA with the brand/operator to ensure compliance of all deliverables with the brand standards
  • Coordination and assistance with the project monitoring required by the debt provider –bank-

5. Pre-opening services

  • Overview and manage punch list process and handover of the different areas of the hotel
  • Support the client in obtaining all required operating and opening licenses
  • Post-opening reparations program management
  • Develop, together with the operator, a handover program of the Hotel, area by area
